Spot problems before the council does
The plan builder checks each bedroom against the national minimum sizes for licensed HMOs and warns you when something is missing.

Before you order
Will my council accept a plan from HMOplan?
The plan follows the items councils ask for in their published guidance: room uses, dimensions, floor areas, fire safety items and escape routes. Councils make the final decision, so check your council's guidance page as well. We'll list the specific requirements for the most common councils at launch.
Do I need to measure the rooms myself?
Yes. You (or your agent) take the measurements with a tape or laser measure. HMOplan turns them into a clean, labelled plan and does the area sums.
Can I use it for a licence renewal or a new owner's application?
Yes. Licences don't transfer when a property is sold, so a new owner usually needs a fresh application. Your plan stays editable for 12 months, so you can update it after layout changes.
I'm a letting agent with several HMOs. Is there a bundle?

Is this legal or fire safety advice?
No. HMOplan is a drawing tool. It doesn't replace your fire risk assessment or your council's inspection, and you're responsible for the measurements you enter.
